The report, entitled “JLL’s U.S. IND Market Dynamics Q3,” stated that third-quarter leasing volume reached 146.2 million square feet (MSF), marking the highest level of leasing activity since the first quarter of 2024 (and 387.1 MSF year-to-date).

A key thesis in the report was focused on how the pairing of strong leasing and a decline in new construction held the overall quarterly vacancy rate at 6.6%, which the firm said reversed a stretch of quarterly losses that had been intact going back to the second quarter of 2022.

A report issued this week by Dallas-based industrial real estate firm CBRE found that third-party logistics (3PL) services providers saw gains in the number of the largest industrial leases signed over the first half of 2025, with the firm citing large occupiers outsourcing more of their warehousing and supply chain operations as a key driver the growth.

As tariffs and trade policy continued to create uncertainty, there were indications of increased industrial real estate leasing activity in the second quarter, according to the new edition of the Industrial Business Indicator (IBI), which was recently issued by San Francisco-based real estate investment trust company Prologis.

In its “Q2 U.S. Industrial Market Report,” the firm observed that second quarter net national absorption, at 29.9 million square-feet (MSF), was in line with the first quarter’s 30.3 MSF tally, adding that the second quarter output came in ahead of expectations, and also that demand was paced by “newly built logistics product,” which the firm defines as warehouses built since 20023.

Chicago-based industrial real estate firm JLL announced today it is expanding its service portfolio, with the addition of its new Advanced Manufacturing Group. Company officials said that this group is part of its Industries team, and will focus on delivering specialized industry-leading expertise and integrated solutions to developers, occupiers and investors involved in the manufacturing of complex, customized products.

The April IBI Active Index reading came in at 54.4 (a reading of 50 or higher indicates growth is occurring), following a 58.4 first quarter reading and 19 months in the high 50s and low 60s range. And the IBI Utilization rate headed up to 85.1, after a collective 84.6 reading over February and March.

The report, entitled “North American Big Box Industrial Overview,” observed that going back to 2020, the largest North American markets for big box industrial space—which includes modern distribution and warehouse buildings that are 200,000 square-feet or more and with ceiling heights at least 28 feet clear—have added what it called an unprecedented 1.3 billion SF (square-feet) of new supply, expanding the big-box market rate by nearly 50%.

Despite the slowdown, long-term demand stays strong—driven by automation, energy efficiency, and changing food trends.
